You can now subdivide more with the amended Medium Density Section of the new Rcodes Residential Design Codes! The new Codes focus mainly on increasing Medium Density Codes to achieve more diversity.

The New Medium Density Codes create good, sustainable design in a suburban context, while avoiding major implications on housing supply challenges. Other key changes for property professionals, homeowners and real estate professionals to be aware of:

  • Greener and greater gardens – primary garden area, trees, and landscaping provisions
  • Brighter and better living spaces – primary living spaces,
  • Solar orientation requirements
  • Reduced parking requirements
  • Simplified rules & more flexible dwellings shapes – setbacks, heights, privacy, and overshadowing.
  • More flexible ‘special purpose dwellings’ – ancillary dwellings, small dwellings and accessible dwellings Simplified rules & more flexible dwellings shapes –
    1. Ancillary dwellings are permitted on lots less than 350m2.
    2. Site area concessions (up to 35%) for small or accessible dwellings in R30 – R40
